Most-observed items
Items with the deepest history in the beta. Each page shows the median, the typical range, how developer pricing compares with city pricing, and a link to the source document behind every observation.
Every price carries its receipt
Hubstake never publishes a number it cannot point at. Each observation links straight to the page of the public document it was read from — city secretary contract, CFA bid proposal, or final pay estimate — so you can check it yourself before you use it.
Rows only enter the index if quantity × unit price reconciles against the printed extended value. Anything that does not reconcile is quarantined and never shown.
Award price and what it actually cost
Developer-built infrastructure is priced twice: once in the Community Facilities Agreement bid proposal, and again in the final pay estimate when the work is accepted. Hubstake carries both against the same contract number, so you can see where bid prices held and where they moved.
