Data Disclaimer

Hubstake is a reference tool for historical pricing data from public-works documents. It is not a guarantee, warranty, or professional estimate. Use it for research, benchmarking, and informed decision-making — not as a substitute for professional engineering or financial advice.

What the Data Shows

Hubstake publishes historical unit prices extracted from Fort Worth municipal documents: completed bids, executed contracts, and change orders dating back to 2023. These are real prices paid for real work in the DFW area.

Each price represents a single observation at a single moment in time. No interpolation, seasonal adjustment, or forecast is applied. The data is as-built history, not a prediction of what future work will cost.

What the Data Does Not Show

  • Future costs: Market conditions, material availability, labor supply, and supply-chain factors change. Historical pricing does not guarantee future costs.
  • Project-specific adjustments: Site conditions, scale, complexity, and risk vary by project. A unit price from one job may not apply to another.
  • National benchmarks: Hubstake covers DFW only. Costs differ widely by region, climate, and supply chain.
  • Quality or scope variations: Two "water main" bids may differ in material grade, testing requirements, or site conditions.
  • Profit margin, overhead, or bond cost: Published prices may or may not reflect all soft costs.

Beta Status and Data Limitations

Hubstake is currently in beta. Coverage is incomplete, and some items have few observations. Guidelines:

  • n < 3: Use the typical range (p25–p75) rather than the median. The median may not be representative.
  • 3 ≤ n < 5: Use the typical range and compare against other sources.
  • n ≥ 5: The median and range are more reliable, but still represent DFW conditions only.

Canonicalization (grouping similar items under one name) is ongoing. If you spot a mislabeled or misclassified item, please report it.

How to Use Hubstake Responsibly

  • Combine with other sources: Use Hubstake alongside RS Means, local contractor quotes, supplier pricing, and professional estimates.
  • Understand the sample: Ask whether the items in Hubstake match your project scope, schedule, and risk profile.
  • Account for trends: Review the quarterly trend chart to see whether prices are rising, stable, or falling.
  • Check the source: Every observation links to its source document. Review the contract or bid to understand the context.
  • Get professional advice: For large projects, major decisions, or unusual items, consult a professional engineer, estimator, or contractor.
