How the Data Works

Every price in Hubstake comes from a public document. Here's how we source, verify, and keep the index current.

Data Source

Hubstake indexes public-works bids, contracts, and change orders from the Dallas–Fort Worth area. Currently, we pull from the Fort Worth city government Laserfiche repository — a searchable archive of all public-works procurement documents, change orders, and bid analyses dating back to 2023.

Every price is a real observation from a real project: contract line items, change-order line items, and bid-tab entries. We do not estimate, interpolate, or source-match; we count what's there.

What Hubstake Covers

  • Item types: Civil construction unit prices — water, sewer, drainage, paving, earthwork, street lighting, and incidental items.
  • Segments:
    • Developer (CFA): Community Facilities Agreements — infrastructure a developer prices and builds, then dedicates to the city.
    • City contract: Construction contracts and change orders the city lets directly.
    • TxDOT (benchmark): State highway bid tabs, used as a reference layer for comparison.
  • Geography: Dallas–Fort Worth (currently the city of Fort Worth and surrounding CFA projects).
  • Time span: 2023-04-25 to 2025-04-14.

Data Quality

Every observation in Hubstake is tied to a source document. Before publication, we verify:

  • Item canonicalization: Bids, contracts, and change orders describe the same work in different language. We normalize by product, specification, and unit (e.g., "6\" PVC water main" → canonical "6-inch-pvc-water-pipe").
  • Unit consistency: All prices in a canonical item are expressed in the same unit (per foot, per ton, per square yard).
  • Outlier review: Prices outside the expected range are reviewed manually.
  • Receipt link accuracy: Every observation links to the page of the source document.

Update Cadence

Hubstake currently updates monthly with newly published Fort Worth documents. We monitor the Laserfiche repository for new bids and contracts, extract and canonicalize new items, and republish the index.

As we expand to other jurisdictions and data sources, the update cadence may vary by source. Each source will be listed separately with its own lag time.

Limitations and Beta Status

Hubstake is in beta. We are expanding to more jurisdictions and refining our canonicalization. In the current beta:

  • Coverage is DFW-focused and may be incomplete for some item categories.
  • Some items have fewer than 5 observations; use the typical range (p25–p75) rather than the median when n < 3.
  • We have not yet indexed TxDOT documents; the "TxDOT (benchmark)" layer is only available for select items.

As our dataset grows, we will raise the coverage bar and add confidence indicators.

API and Export

Hubstake publishes a machine-readable JSON index and per-item observation files. Professional plans include CSV export. See the pricing page for details.
